Leasing And Application

Applying at The Landing at Anchor Park is simple! Browse our available floorplans at https://thelandinganchorpark.com, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee of $75

Applicants must have a combined household income of at least 3x times the monthly rent. For example, for a $1,535 apartment, a minimum income of $4,605 per month is required.

We accept:
- 4-8 most recent pay stubs
- Most recent last year tax returns (self-employed)
- Official offer letter on employer letterhead (start date must be prior to move in)
- Bank statements from the last 2 bank cycles
- Other: Proof of government payments, pension/retirement income, court-ordered payments

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

On your move-in day, you will stop by the leasing office to pick up your keys and complete a move-in inspection checklist in the resident portal. All move-in costs must be paid in full prior to receiving your keys. Submit your move-in inspection within 24-72 hours of arrival.

Prior to move-out, please schedule a move-out walkthrough, return all keys and access cards, and ensure your apartment is cleaned. Your security deposit will be processed within 30 days per state law.

Yes, a security deposit is required at The Landing at Anchor Park. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen. Residents will be opted in after 8 days if no proof of coverage is provided.

Our apartments feature 10-foot ceilings throughout. 

Rooms in our 2 and 3-bedroom floorplans make excellent home office spaces to accommodate any style. 

Every home is inspected before move-in. Appliances and fixtures will be in brand new condition. Please complete your move-in inspection within 24-72 hours.

Yes! We will do our best to accommodate requests for top floor, pool-facing, corner unit, or ground floor. Let us know your preferences when you apply.

Availability changes quickly! We recommend submitting your application and paying security deposit as soon as possible to hold the apartment. Contact our leasing office for current availability.

Our leasing team will present you with comparable alternatives matching your preferences for pricing, size, floor, view, or finishes.

We will notify you at least 90 before your lease expiration with renewal options. To renew, sign your renewal agreement online or contact the leasing office.

Utilities and Payments

Rent can be paid securely through our Resident Portal online portal using debit, credit, MondayGram or ACH bank transfer. Visit www.thelandinganchorpark.com/residents.

Rent is due on the 1st of each month. A late fee of 10% of your rent will be applied if rent is not received by 5th.

In addition to monthly rent, residents are responsible for utilities (billed based on usage), community fee $20/mo, pet fees/rent $25/mo, Valet Trash $25/mo, Pest Control &7/mo, Internet $70/mo, and other add-ons as desired. 

Early termination is possible with 60 days' written notice. An early termination fee of 1 months' rent will apply. Please review your lease or contact our office.

We recommend setting up utilities at least 1 week before move-in:
- Electricity: Georgia Power
- Water/Sewer: Community-Billed
- Gas: N/A
- Internet: Xfinity

The Landing is wired for high-speed internet. Internet is included as part of our internet package through Xfinity at $70/mo.

Xfinity is our preferred/exclusive provider, offering speeds up to 1GB/s. Bulk plans are standard with speeds up to 600MB/s. Contact the leasing office for setup and details. 

Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.

Electricity is provided by Georgia Power. Contact them at (888) 660-5890 or www.georgiapower.com. We recommend doing this at least 1 week before move-in.

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.

Various floorplans include a private, screened-in balcony. The Ashford offers especially spacious outdoor areas.

No. Per fire safety regulations, open-flame/charcoal grills are not permitted on patios or balconies. Community grilling stations are available at the clubhouse. 

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

The clubhouse is open Monday through Friday from 10:00AM to 6:00PM, Saturday from 10:00AM to 5:00PM, and Sunday from 1:00PM to 5:00PM. Fitness center hours: 24/7 with key fob access.

Availability is first-come, first-served. Please contact the leasing office if you would like to reserve for a private event. 

The pool is open daily from 8:00AM to 8:00PM. Hours may be adjusted seasonally -- check the resident portal or contact the office for updates.

Yes! Open year-round, weather permitting.

Yes! The Landing features landscaped courtyards, a dog park, picnic areas with grills, a fire pit, lakeside trail, and a community green space available for all residents.

Elevator access is available in all buildings. Contact our team if you need an accessible ground-floor unit.

The Landing offers open-surface parking available at no additional cost.

No reserved parking is available. 

Each apartment comes with 1 parking space per leaseholder. 

No, please follow posted guidelines for acceptable materials.

The trash compactor is available on the west side of the parking lot, next to the exit. Valet trash service is available -- bins collected Sunday through Thursday between 5:00PM to 10:00PM. Place bins outside your door by 4:00PM. 

Packages are delivered to the Parcel Pending Package Room. You will receive a notification when ready for pickup.

Indoor, air-conditioned, storage units available for $40/mo. Contact the leasing office for sizing and availability.

Bicycles may be stored in storage units, available for rent at the leasing office. 

Yes. Quiet hours are 10:00PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Pets and Guest Policies

Yes, we love pets at The Landing! We welcome up to 2 pets per apartment. Breed and size restrictions apply -- see our full pet policy for details.

We welcome Cats and Dogs:
- Max pets: 2 per home
- One-time pet fee: $350 per pet
- Monthly pet rent: $25 per pet
- Breed restrictions: No aggressive breeds
All pets must be registered with the leasing office. 

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules.Guests must be accompanied by a resident at all times.

Guest parking is available. Guests may park for up to 48 hours without prior notification. For extended visits, contact the leasing office.

Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
